ITIN Mortgage Loans
Homeownership without a Social Security number — how the ITIN lending market works, what it requires, and what it costs.
What an ITIN loan is
An Individual Taxpayer Identification Number is the IRS's tax ID for people who work and file U.S. taxes without a Social Security number — and an ITIN mortgage is a loan program built for exactly that borrower. Unlike foreign-national programs (which serve non-residents earning abroad), ITIN programs serve people living and working in the United States: U.S. income, U.S. tax returns filed under the ITIN, often years of U.S. residence and payment history. It is a non-QM product funded by private investors, widely available in Florida and Texas, and it has put a great many families into homes conventional lending could not reach.
Requirements and realistic terms
- The ITIN itself, current and matching your tax filings — typically two years of U.S. returns filed under it.
- Income documentation: W-2s or 1099s where they exist; bank-statement ITIN programs serve cash-heavy and self-employed workers.
- Credit: some ITIN holders have real FICO files (credit builds under ITINs); programs without score requirements use alternative trade lines — rent, utilities, remittance history.
- Down payment: commonly 15–25%, program-dependent; gift funds are frequently permitted.
- Pricing: above conforming rates — the honest cost of the category — with refinancing later (into another ITIN loan at better terms, or conventional financing if status changes) as the standard trajectory.
- Occupancy: primary residences are the core; some programs extend to investment property.
The programs are legal, established, and regulated like all non-QM lending — the taxpaying borrower is the entire premise.
Choosing well in a market with sharp edges
Because ITIN borrowers have fewer options, bad actors price accordingly — which makes verification and comparison more important here than anywhere. Verify any originator at NMLS Consumer Access (free, definitive); insist on a written Loan Estimate; and compare at least two programs, because ITIN pricing disperses widely. Our role as a licensed brokerage (NMLS# 1967971, Florida/Colorado/Texas) is exactly that comparison — several ITIN investors priced on one page, in English or Spanish, with the trade-offs explained plainly. Homeownership on an ITIN is real; overpaying for it should not be.
Quick answers
Does applying for a mortgage with an ITIN create immigration risk?
Lenders underwrite repayment, not status; ITIN lending is an established, regulated market serving taxpaying borrowers. For personal immigration questions, an immigration attorney is the right advisor — not a loan officer.
Can ITIN loans refinance later into conventional loans?
If your status changes and a Social Security number arrives, conventional refinancing opens fully — and even without that, stronger ITIN programs exist to refinance into as equity and history build.
Do spouses with mixed status apply together?
Yes — mixed-status households are common in this market: programs accommodate an SSN borrower and an ITIN co-borrower, and the structure question is which combination qualifies strongest.
Can ITIN borrowers buy with family members on title?
Yes — title and loan are separate questions: family can hold title alongside you even when only qualifying borrowers sign the note, and mixed SSN/ITIN co-borrower structures are standard in this market.
