Jumbo Affordability Calculator

How much can you actually borrow? Solve it the way underwriting does — full payment against a DTI cap.

Jumbo Affordability Calculator

Solves the maximum loan where full PITI + debts fit your DTI cap; tax computed on the implied purchase price. Planning arithmetic only — programs differ, and qualification requires underwriting. Not a commitment to lend.

How this calculator thinks

Affordability is a debt-to-income problem: lenders cap the share of gross monthly income consumed by your full housing payment (principal, interest, taxes, insurance, dues) plus existing debts. This tool inverts that math — it takes your income, debts, and cost assumptions and solves for the largest loan whose complete payment stays under the cap, then reports the purchase price that loan supports at your chosen down payment. Because property tax scales with the price the tool is solving for, the calculation handles that circularity properly rather than guessing.

The DTI cap menu reflects the real market: 43% is the conservative planning benchmark, 45% is a common jumbo program ceiling, and approvals into the low 50s exist on strong files with compensating factors — deep reserves especially.

Getting honest inputs

Garbage in, garbage out is literal here: an affordability figure built on soft inputs writes offers you cannot close.

From this number to a real approval

This output is your planning ceiling — the number that sets a sensible search range. A pre-qualification converts it to a shopping number: documented income and credit against live program pricing, with reserves and program overlays applied. The gap between the two is usually small when inputs were honest, and enormous when they were not. Quick answers

Why does my result differ from other affordability calculators?

Most tools ignore taxes and insurance or treat them as fixed guesses; this one computes tax on the price it is solving for and forces an insurance input. Florida numbers make those lines decisive — tools that skip them flatter you.

Should I shop at my maximum?

The output is a ceiling, not a target: buying beneath it preserves reserves, absorbs rate movement between offer and lock, and keeps insurance surprises survivable. Strong files are built under their ceilings.

How do lenders treat bonus income in this math?

With history — typically two years — bonus and commission average into qualifying income; without it, only base counts. Run the calculator both ways to see your real range.

Does the calculator account for HOA dues?

Enter them in the insurance-and-dues field — the tool treats that line as fixed monthly housing cost, exactly as underwriting does. On Florida condos this single input often moves the answer more than the rate does.
