The 2026 baseline conforming limit is $832,750. High-cost area ceiling: $1,249,125. Any loan above the county-specific limit is jumbo. Verify at fhfa.gov.
Requirements vary by lender and program. Traditional and non-QM programs available. DSCR requires no personal income verification. A licensed MLO evaluates your specific scenario.
DSCR loans qualify on investment property rental income — no personal income docs required. Available for 1-4 unit residential and short-term rentals. Requirements vary by lender.
Foreign nationals can finance U.S. real estate through specialty programs. No U.S. credit history required. Available for residential jumbo, DSCR, and aviation financing.
Can I get a jumbo loan on a second home or investment property? Yes — most jumbo lenders finance all three occupancy types, with pricing and down-payment requirements stepping up from primary to second home to investment. Investor files can also use DSCR programs that qualify on the property's rent rather than personal income.
Do jumbo loans allow gift funds? Many programs allow gifts for part of the down payment on primary residences, but most want to see meaningful borrower-own funds too, and reserves usually cannot be gifted. Rules vary sharply by lender — this is a placement question.
How do jumbo appraisals work on unique homes? The appraiser must find comparable sales, which is genuinely hard for one-of-a-kind properties. Expect wider value ranges, possible second appraisals on large balances, and lender review. Strong comps shared with the appraiser through proper channels help.
How long does a jumbo loan take? Three to six weeks is typical — appraisal scheduling on high-value homes is the usual pacing item. Organized documentation up front is worth a week on the back end.
Can I lock my rate? Yes; jumbo locks commonly run 30–60 days with extensions available. On new construction, longer locks exist at a cost.
What kills jumbo deals late? The recurring culprits: unsourced large deposits, new credit opened mid-process, insurance quotes arriving high on coastal property, and condo-project issues surfacing in lender review. All four are preventable with early attention.
Are jumbo closing costs higher? In dollars yes, in percentage usually no — many costs are flat, so they shrink as a share of larger loans. Points are the variable to manage.
Is PMI ever required? Rarely. Most jumbo programs price the risk into the rate or structure instead of charging mortgage insurance, even below 20% down.
Should I pay points? Only when the break-even (cost of points ÷ monthly savings) lands well inside your realistic hold period. We calculate this on every quote so it is a decision, not a default. Have a question we haven't covered? Ask us directly — licensed broker, NMLS# 1967971.
Yes — purchase-money seconds and post-closing HELOCs both exist alongside jumbo firsts, subject to combined-LTV limits. It is a common liquidity structure on high-value homes.
Almost universally — a verbal verification of employment within days of funding is standard. Schedule job transitions accordingly.
