VA Jumbo Loan Limits in Florida (2026)
Here is what most articles get wrong: since 2020, veterans with full entitlement have no VA loan limit at all. Florida's county "limits" only matter when entitlement is partial. Check your own scenario below, then read how the 2026 numbers work and where the Keys are different.
This guide is general educational information, not a VA entitlement determination, a preapproval, a quote, or a commitment to lend. Your entitlement is confirmed by your Certificate of Eligibility (COE), and lenders set their own standards. Will you owe a down payment above the county limit?
With full entitlement there is no VA loan limit, and the answer is almost always $0 down. With partial entitlement, the county limit decides how much, if anything, you bring to closing.

The calculator shows whether you would owe anything at closing. The guide below explains entitlement, the 2026 Florida limits, the Florida-specific rules that show up on almost every VA jumbo file, and how the down payment is figured.
The big change: VA loans have no limit with full entitlement
Here is the single most important fact, and the one most outdated articles still get wrong: as of January 1, 2020, the VA no longer caps the loan amount for veterans with full entitlement. The Blue Water Navy Vietnam Veterans Act of 2019 removed VA county loan limits for borrowers with their full entitlement available. An eligible veteran with full entitlement can buy a home above the conforming loan limit, a so-called "jumbo" amount, with no down payment, as long as a lender approves the loan and the veteran can document the ability to repay.
VA does not lend money. It guarantees part of the loan so a private lender will make it. Your entitlement is the amount VA is willing to stand behind for you, and whether it is full or partial is what decides everything on this page.
So what is a "VA jumbo" loan now?
Because there is no VA limit for full-entitlement borrowers, a "VA jumbo" is really just a VA loan above the conforming limit for the county. The loan itself follows ordinary VA rules: the same eligibility, the same guaranty, the same borrower protections. What changes is the lender's role. Because the amount is above the limit, the lender sets its own ceiling and its own standards for that size of loan, and those standards vary from lender to lender. The term "jumbo" describes the size, not a separate program. The only situation where the old county limit actually constrains a no-down-payment VA loan is when the veteran has partial entitlement.
Full vs. partial entitlement
- Full entitlement: you have never used your VA loan benefit, or you sold the home and paid the loan off in full, or VA took a loss on a prior loan and you repaid VA in full. No loan limit applies; $0 down is possible at any price a lender will approve.
- Partial (reduced) entitlement: you still have an open VA loan on another home (many Florida buyers keep a prior home as a rental when they move), or a prior VA loan ended in a foreclosure, short sale or deed in lieu and VA's loss has not been repaid. Your remaining entitlement is reduced, and the county conforming limit is used to figure out how much you can borrow with no money down. Above that, a down payment applies.
Your Certificate of Eligibility shows where you stand. Entitlement can be restored: selling the prior home and paying off its VA loan restores it, and VA allows a one-time restoration if the old loan is paid off but you keep the home. Both are handled through the COE process.
2026 Florida county loan limits
For veterans with partial entitlement, VA uses the county limits the Federal Housing Finance Agency publishes for conforming loans. The FHFA announced the 2026 figures on November 25, 2025, and they took effect on January 1, 2026. Florida has two tiers:
| Florida counties | 2026 limit (one-unit home) | Why |
|---|---|---|
| All 66 mainland counties, including Miami-Dade, Broward, Palm Beach, Hillsborough, Pinellas, Orange, Duval, Lee, Collier, Sarasota, Manatee, St. Johns, Escambia, Okaloosa, Walton and Bay | $832,750 | National baseline. None of these counties met the FHFA's high-cost test for 2026. |
| Monroe County (Key West, Marathon, Islamorada, Key Largo) | $990,150 | Florida's only high-cost county. Median prices in the Keys exceed the FHFA threshold. |
Source: FHFA 2026 conforming loan limits. Two-, three- and four-unit homes have higher limits; check the FHFA county table for those figures.
Notice what is not on the list. Miami Beach, Palm Beach, Naples, Boca Raton, Jupiter and Ponte Vedra Beach all sit at the $832,750 baseline, even though homes there routinely sell for far more. That gap is why VA jumbo loans are common in Florida's coastal markets. And remember: with full entitlement these numbers do not cap you at all.
How the down payment is calculated
When a veteran with partial entitlement buys above what the remaining entitlement supports, the lender wants the loan covered one-quarter of the way by a combination of VA guaranty and down payment. The math the calculator runs:
Down payment = (one-quarter of the purchase price) − remaining entitlement
Your remaining entitlement is one-quarter of the county limit minus the entitlement already tied up in an active VA loan. For example, on a $900,000 home in an $832,750-limit county, the lender wants $225,000 of coverage. If your remaining entitlement is about $58,000, the gap of roughly $167,000 would be your down payment. Run your own figures in the calculator above; with full entitlement this whole calculation disappears and the down payment is $0.
Florida realities: condos, insurance, doc stamps and the bases
Florida has one of the largest veteran populations in the country, and much of it lives near the coast. Service members at Naval Station Mayport and NAS Jacksonville shop in Jacksonville Beach and Ponte Vedra. MacDill Air Force Base feeds Tampa, St. Petersburg and the barrier islands. NAS Pensacola, Eglin and Hurlburt Field sit next to Pensacola Beach, Destin and 30A. Patrick Space Force Base is on the Space Coast. NAS Key West is in the one Florida county with a higher limit, and it is still often not high enough. In every one of these markets, a waterfront or near-water home can push a VA loan above the county number.
Three Florida-specific points come up on almost every VA jumbo file:
- Condos must be in a VA-approved project. Florida has more condo inventory than any other state, and many buildings are not on VA's approved list. Approval can be requested, but it adds time. Check the building before you fall in love with the unit.
- Windstorm and flood insurance count in qualifying. In coastal counties, and especially in Monroe, these premiums are a real part of the monthly housing cost the lender measures against your income.
- Florida charges state taxes on the mortgage itself. Documentary stamp tax and the non-recurring intangible tax are assessed on the loan, not the purchase price. VA rules limit which closing costs a veteran can be asked to pay, and sellers can cover certain costs, so how these are handled is part of the negotiation.
What the lender decides
Because VA sets no ceiling for full-entitlement borrowers, the practical limit on a VA jumbo loan in Florida is the lender's. Each lender sets its own maximum loan amount for VA loans above the county limit, and its own standards for income, credit history and cash needed at closing. Those standards vary from lender to lender, which is exactly where a broker earns its keep: the right lender for a Key West loan is often not the right lender for a Tampa loan. We shop the scenario across our wholesale VA lenders and tell you before you make an offer whether any funds are required at closing.
The VA funding fee
Most VA borrowers pay a one-time VA funding fee, a percentage of the loan that helps keep the program running. It varies by your down payment and by whether it is your first or a later use, and it can be financed into the loan rather than paid in cash. Many veterans are exempt, including those receiving VA disability compensation and certain surviving spouses; your COE shows your exempt status. Because the exact figures change, confirm your current funding fee on VA.gov or with your broker. The funding fee is separate from any down payment and is not included in the calculator above.
Refinancing above the limit
The same entitlement logic applies to VA refinances. A VA cash-out refinance for a full-entitlement borrower has no county limit; the lender's maximum governs. An Interest Rate Reduction Refinance Loan (IRRRL) replaces an existing VA loan, so the amount is tied to the loan being paid off rather than to the county limit.
Why a VA loan often beats a conventional jumbo
For an eligible veteran, a VA loan above the conforming limit is frequently a stronger deal than a conventional jumbo: there is no monthly mortgage insurance, the down payment can be $0 with full entitlement, and qualifying guidelines are often more flexible. The trade-offs are the funding fee (if not exempt), the VA appraisal and occupancy requirements, and the fact that not every lender offers large VA loan amounts, which is exactly where a broker who shops multiple wholesale lenders helps.
When Florida's limits change
The FHFA announces new conforming limits every November, and they take effect on January 1. VA adopts them for the same calendar year. Monroe County's figure can move more than the baseline from one year to the next because it is tied to the county's own median price. If you are buying with reduced entitlement late in the year, ask whether a January closing changes your numbers. We update this page each time the FHFA publishes.
VA jumbo loan limits in Florida: frequently asked questions
Is there a VA loan limit in Florida in 2026?
Not for veterans with full entitlement. Since 2020, full-entitlement borrowers have no VA loan limit and can finance above the county conforming limit with no down payment, subject to lender approval. County limits only apply to veterans with partial entitlement.
What is the VA jumbo loan limit in Florida?
There is no separate VA jumbo limit. A VA jumbo is simply a VA loan above the county conforming limit. With full entitlement there is no cap; with partial entitlement, the county conforming limit ($832,750 in 66 Florida counties and $990,150 in Monroe County for 2026) is used to size the no-down-payment amount.
What is the 2026 conforming loan limit in Florida?
For 2026 it is $832,750 for a one-unit home in 66 of Florida's 67 counties, including Miami-Dade, Broward and Palm Beach. Monroe County, the Florida Keys, is the only high-cost county at $990,150.
Do I need a down payment for a VA loan above the limit?
With full entitlement, no; $0 down is possible at any price a lender will approve. With partial entitlement, a down payment generally applies only to the portion of the required coverage your remaining entitlement does not reach. The calculator on this page estimates it.
What is the difference between full and partial VA entitlement?
Full entitlement means your entire VA benefit is available: first-time use, or restored after selling and paying off a prior VA loan. Partial entitlement means some is tied up, typically in an active VA loan or after a prior VA foreclosure or short sale. Full entitlement removes the loan limit; partial entitlement keeps the county-limit math in play.
Can I use a VA jumbo loan for a condo in Miami or Fort Lauderdale?
Yes, if the condominium project is VA-approved. If it is not, the project must be approved before the loan can close. We check the building's status before you write an offer.
Does a VA loan have mortgage insurance?
No. VA loans never charge monthly mortgage insurance, even with no down payment. That is one of the biggest advantages over a conventional jumbo loan, which usually charges private mortgage insurance when the down payment is small.
Is there a VA funding fee on a jumbo VA loan?
Usually yes: a one-time funding fee that varies by down payment and by first or later use, and that can be financed into the loan. Many veterans are exempt, including those receiving VA disability compensation and certain surviving spouses. Confirm the current fee on VA.gov or with your broker.
Does the limit apply to a VA refinance?
The same way it applies to a purchase. Full entitlement means no county limit on a VA cash-out refinance. An Interest Rate Reduction Refinance Loan is sized to the existing VA loan being replaced.
Why is Monroe County's limit different from the rest of Florida?
The FHFA raises a county's limit when its median home price is high enough to qualify as a high-cost area. In 2026, Monroe County is the only Florida county that meets the test.
