The primary difference between a jumbo and a conforming conventional loan is the loan amount relative to the FHFA limit. But the differences in underwriting, lender types, and program flexibility go much further.
Conforming conventional loans fall at or below the FHFA limit ($832,750 baseline in 2026) and can be sold to Fannie Mae or Freddie Mac. Jumbo loans exceed this limit and are funded by portfolio lenders or private capital.
Conforming loans follow standardized Fannie/Freddie guidelines applicable across all approved lenders. Jumbo loans are underwritten independently by each lender — creating more variability but also more opportunity for non-standard profiles including self-employed borrowers and foreign nationals.
Historically jumbo rates ran above conforming. Today the spread has compressed significantly and jumbo rates can be competitive with — or lower than — conforming for strong profiles. Rate depends on specific borrower profile, lender, and market conditions.
